The project

A new gateway into North Bay’s South End

Northern Gateway is a mixed commercial and industrial subdivision just 700 metres from the Twin Pad Arena and the Steve Omischl Sports Complex, with direct access to the Kate Pace Way.

The draft plan of subdivision has been approved by the City of North Bay. Site clearing is underway, engineering studies start this fall, and road and servicing construction is targeted for spring 2027. Every lot will have full municipal services: water, sanitary sewer and storm.

Why the South End

Built where North Bay is growing

The City has invested in a new arena, sports complex and trail network next to this site. The businesses that locate here will serve the visitors and residents those investments bring.

01

Sports tourism on the doorstep

The Twin Pad Arena brings tournaments, teams and families to the South End year-round. They need places to stay, eat and shop close to the rink, and right now that capacity doesn’t exist nearby.

02

On the Kate Pace Way

The site connects to the Kate Pace Way and Trans-Canada Trail, putting businesses in front of cyclists, runners and walkers through every season.

03

A growing South End

New residential neighbourhoods, a multi-phase housing development nearby, the casino, and growth in Callander and East Ferris are all adding demand for local services and jobs.

04

Serviced industrial land

North Bay has a limited supply of serviced industrial land. The industrial lots give manufacturing, warehousing and service businesses room to locate and grow.
